Update – August 2025

The August 2025 housing data is in, and Ulster County continues to show a market that’s adjusting but still active. Let’s take a look at the key numbers and what they mean for buyers and sellers in the Hudson Valley.

New Listings

New listings fell 9.9%, with 219 homes hitting the market compared to 243 last August. While inventory overall is climbing, this local dip suggests sellers may still be hesitant, waiting for the “perfect moment” to list.

Closed Sales

Despite fewer new listings, closed sales actually rose 3.8%, from 159 in August 2024 to 165 in August 2025. That’s a sign that demand remains steady, and buyers are finding opportunities even in a tighter listing environment.

Home Prices

The median sales price slipped 2.7%, moving from $482,500 last year to $469,500 this August. This slight cooling contrasts with statewide numbers, where the median price increased 5.7% year-over-year. For Ulster, it points to a market that’s becoming a bit more balanced after years of upward pressure.

Inventory & Months Supply

The number of homes for sale jumped 14.6%, climbing from 671 to 769 active listings. This increase pushed months of supply up 12.2%, from 4.9 to 5.5 months. Translation: buyers now have more choices, and sellers may need to be sharper on pricing and presentation.

What It Means

  • For buyers: More inventory and a dip in median price could create openings that weren’t there last year. Homes may not move quite as frantically, giving buyers a bit more breathing room.

  • For sellers: The market is still healthy, with sales holding strong. But with inventory growing, standing out matters. Well-priced, well-presented homes are the ones getting deals done.
