A Historic Highland Colonial with Space to Flourish
Step onto the oversized covered porch of this classic 1920 colonial, coffee in hand, and take in the peaceful views of the meadow beyond. This home is all about blending historic character with everyday comfort, and it starts right from that inviting front porch. Out back, you’ll find a charming bluestone patio that’s perfect for summer barbecues, laid-back evenings, or just unwinding in your own private backyard retreat.

Protecting You From Future Regrets
When you’re looking to buy a home, you might think the most important thing a buyer’s agent does is help you find that perfect place. But here's the twist: a great buyer’s agent isn’t just there to sell you on a house. They're there to keep you from buying a future headache. The Value of Construction Know-How Let’s get real: if your agent can’t tell a boiler from a furnace or doesn’t know the difference between a slab foundation and a full basement, you might end up relying e

November 2025 Hudson Valley Market Update
That’s happening even though closed sales dipped slightly compared to last November. In plain terms: fewer homes are selling, but the ones that do are selling for more.
This tells us the market is filtering itself. Homes with good fundamentals — location, layout, condition, realistic pricing — are still attracting serious buyers.

Showcasing a home at its best
And then there are the true blunders—like a thumb over the lens, toes in the shot, or not cropping out obvious distractions. It doesn’t matter if you’re using a fancy DSLR or a smartphone—if you don’t pay attention to the basics of framing and composition, you’re not doing the property any favors. Sellers deserve better than seeing their home on Zillow with someone’s toe photobombing the living room.

When 2x4s Decided Math Was Too Easy
From Old-Growth Giants to Standardized Planks In the early days of construction, lumber came from old-growth trees—huge, slow-grown timbers with tight growth rings and dense, sturdy wood. Back then, a 2x4 was indeed cut as a full two inches by four inches. But as the demand for lumber grew, we started relying more on newer, faster-growing trees. These younger trees had wider growth rings and were less dense, but they could be harvested quickly and more sustainably. A Brief Ti

Hudson Valley Housing Market
Update — October 2025 (Columbia, Dutchess, Greene, Orange, Sullivan, and Ulster counties) The October numbers are in, and the Hudson Valley market continues to do what it’s been doing all year: moving, adjusting, and refusing to follow any single, clean narrative. Rates eased a bit, inventory shifted again, and price growth—while calmer—keeps inching upward. Here’s the breakdown. Big Picture: National Trends Setting the Tone According to the National Association of REALTORS®

A Drive-By That Won't Make the News
The Underrated Power of the Drive-By (Or Ride-By) When it comes to real estate, there's a secret weapon that doesn’t get nearly enough credit: the simple act of just driving (or biking) by a property. No fancy tours, no big commitments—just a firsthand look at the neighborhood vibe and how the place feels from the curb. Why does this matter? Because a quick drive-by can tell you a ton: Is the street quiet or bustling? How's the traffic? Are there well-kept gardens, friendly n

Buying Real Estate in the Off-Season
Winter Might Be the Smartest Time. .. As we move into the colder months—let’s say from November through spring—a lot of people think of this as the “off-season” for real estate. But in my view, this so-called off-season can actually be the best time to buy a house. Seeing the Real Picture First off, houses don’t have their best makeup on in the winter. The leaves are down, the grass is brown, and basically everything’s out in the open. You can see more of the neighbors, the r
